Do I need to sign a lease?
Yes. The lease protects both you and the owner during your stay. If anything in it is unclear, we are happy to explain.
Can I sign without a Japanese residence card?
Yes. International guests can sign a contract without a residence permit.
What is the shortest and longest contract?
From one month up to twelve months.
Is there a screening process?
Yes. We ask for a photo ID (passport, residence card or My Number card) and proof of employment or school enrolment.
Can I end my contract early?
Yes, with one month's notice by email. Leaving immediately incurs a penalty.
Can I extend my stay?
Contact us as early as you can. An extension depends on availability, and the rent may change.
Can parents sign for their children?
Yes. A parent can sign the contract for a child who will live in the home, for example a student. If the resident is under 18, an adult must live with them.
Are utilities included?
Yes. The rent includes fair use of electricity, water, gas and internet. Your contract shows the allowance for your home.
What if something breaks during my stay?
Contact LOHUS support and we will respond as quickly as we can with a solution.
Do you offer cleaning?
Yes, professional cleaning during your stay is available at an extra cost. Ask us for details.
Can I have pets?
Sorry, pets are not allowed, because of building rules and out of respect for other residents.
How can I pay?
By credit card (Visa, Mastercard, JCB, American Express, Diners Club or Discover), PayPal, Wise, or bank transfer from a Japanese or overseas bank.
Will I get my deposit back?
After a move-out inspection we return the full deposit if the home is in good condition. Extra cleaning, removal of items left behind or repairs are deducted, and any cost above the deposit is charged.
When will I get my deposit back?
Within 3 to 7 business days after the move-out inspection.
How long can a short stay be?
2 to 29 nights, in selected licensed homes in Otsuka and Hatsudai. You can book from 2 days to 6 months ahead.
What are the check-in and check-out times?
Check-in is from 15:00 and check-out is by 11:00.
What if I cancel a short stay?
No charge more than 5 days before arrival. 20% from 5 to 2 days before. The day before, on the day or for a no-show, 100% of the first 7 nights.
